Asset Plus is constantly looking for new investment opportunities.  If you feel you have a property we should evaluate please review the acquisition criteria below.  

Primary Target Markets  We seek multifamily, student housing, and office           projects in major metropolitan areas and growing markets nationwide.  Asset Plus targets well-located properties that are under managed or present a value enhancement opportunity through interior and/or exterior renovation.  

Acquisitions Criteria        To complete a preliminary pricing analysis, Asset Plus requires the following information: 

·         Full property description

·         Previous year’s year-end operating statement

·         Current tax bill

·         Terms of financing (if assumable)

·         Market information

·         Color photographs (including sales and rental comps)

·         Location map

·         Current rent roll

·         Year-to-date detailed operating statement 

Asset Age                       We prefer developments from 1990 or newer, but we will consider older properties with quality construction and desirable location. 

Deal Structure and Size   We will typically engage in all-cash transactions, but we will consider assuming existing financing or seller financing if the terms are favorable.  We will consider acquisitions ranging from single assets to large property portfolios.  The minimum project size is approximately $7 million, but we will consider smaller transactions with a desirable location with the possibility of redevelopment.  

Asset Plus is constantly looking for new development opportunities.  If you feel you have a site we should evaluate please review the development criteria below.   

Primary Target Markets    We are seeking tracts of land suitable for the development of student housing projects on a national basis and multifamily along with office projects in select markets.   

Asset Size                       We typically seek development opportunities for communities of 200 units or more but will consider smaller projects in select markets, such as infill locations or close proximity to campus.   

                                      In evaluating potential development sites, we generally seek infill sites of at least 3 acres and suburban sites of at least 10 acres. We also have the ability to add a retail component and create unique mixed use developments.  

Deal Structure                 Asset Plus invests directly but will consider joint-venture   structures on a case-by-case basis.

·       8.69 acres developed with 265 units (683 beds)

·       15.00 acres developed with 304 units

·       13.52 acres developed with 228 units (564 beds)

·       13.25 acres developed with 204 units (588 beds)

·       13.48 acres developed with 312 units

·       2.00 acres developed with 31,800s.f. office building
